Marketing & Sales Manager

The Marketing & Sales Manager is responsible for the leadership of the Marketing and Rental Advisor team, as well as the planning and execution that results in growth of revenue, reach, brand equity and customer experience. The Marketing & Sales Manager oversees and manages the development and implementation of marketing and leasing strategies and guides the teams that execute them. This position will work closely with the Directors and Vice Presidents to achieve KPI objectives and customer service objectives while ensuring that the company’s overall strategy and goals are supported by those of the Marketing and Rentals Advisor Team.

Key Duties & Responsibilities

  • Leading the company’s marketing and rental advisor teams to drive leasing, growth, aggressive market capture, and brand-aligned customer satisfaction
  • Responsible for coaching, mentoring, and managing the Marketing and Rental Advisor teams, including conducting annual performance appraisals, in addition to providing training and development opportunities
  • Create a department that is results oriented and data-driven on decision making
  • Strategize, plan, and lead the implementation of Hollyburn’s new Leasing Strategy
  • Work collaboratively with Property Management in the creation of cross-functional operational processes that fully translate into improved customer experience and produce a closed loop reporting model
  • Support Property Management with new sales experience journey and technology-based solutions, therefore supplementing their skills and operations for improved productivity and results
  • Create core marketing and leasing KPI’s and report them to key executive stakeholders that translate into actionable business goals
  • Develop consumer segmentation strategy based on consumer mindsets, attitudes, and behaviors to drive insight-led customer brand journey strategies
  • Develop, optimize, and scale CRM and Marketing Automation strategies and standard operating procedures.
  • Work with Performance, Retention, Web, Digital and other cross-functional platforms to create integrated marketing strategies and deliver a cohesive and on-brand user experience across the consumer journey
  • Leads the branding, budgeting, pricing, and leasing strategies for new developments to achieve PSF goals
  • Assumes overall responsibility for developing the annual marketing plan for the organization, for strategic market planning, market research programs and control of the marketing budget
  • Creates and manages the annual Marketing Budget
  • Organizes and directs marketing and strategy meetings on a regular basis where the strategy and promotion programs are reviewed
  • Assists the General Manager and Property Managers in establishing pricing policies that maximize opportunities for revenue
  • Manages SEO, SEM, SMM, PPC Campaigns
  • Oversees Online and Print Advertising Management
  • Promotional Campaign creation and management
    • Holds monthly creative meetings
    • Staff and Resident Contests roll outs
    • Tenant Referral Programs
    • Open Houses
  • Participates on relevant industry committees to ensure that the company has a high level of professional standing
  • Develops ongoing liaisons with key leaders in industry associations to ensure that significant developments in the field are identified and monitored
  • Builds rapport with associations (BBB, BCAOMA, PAMA, CFAA, RHC, etc.)
  • Oversees the creative process with internal/external literature and marketing collateral
  • Responsible for sourcing and working with consultants whenever necessary
  • Participates in special projects and other duties as required
  • Performs any other duties and responsibilities as assigned

Knowledge, Skills & Abilities

  • Post-Secondary education in Communications, Marketing, Business, or related field
  • Minimum 5-7 years’ experience in a related field
  • Knowledge and experience in the Real Estate, Rental and/or Property Management industry is an asset
  • Ability to manage marketing team across functions (branding, on-line, internal communications, social media, events, and sponsorships, etc.)
  • Experience with CRM and Marketing Automation. Salesforce experience is an asset
  • Experience in coaching and supervising a team
  • Excellent organizational and project management skills
  • Ability to manage multiple projects in a deadline-driven environment
  • Strong creative, critical thinking, and problem-solving skills
  • Attention to detail and accuracy, even as priorities change, and urgencies intervene
  • Ability to work well with all levels of an organization
  • Excellent computer skills with proficiencies in MS Office. Ability to learn new programs/applications as needed
  • Experience in SEO, SEM, SMM, PPC
  • Well-developed writing, editing and proofreading skills. Experience in business/marketing writing
  • Strong interpersonal skills and the ability to build and maintain external business relationships
