Future Residents

Hollyburn Properties would like to thank you for your interest in making your future home with us by looking at our rental apartments in Vancouver, Calgary, Toronto or Ottawa. In order to help you prepare for the application process for one of our apartment rentals, we ask that you have the following information ready.

  • Please obtain a letter of employment stating your salary and length of employment as well as a current bank statement
  • If you are self-employed or receiving a pension income, please provide an income statement – for example, a copy of your most recent tax return. We also ask for your permission, in writing, that will allow us to obtain a reference from your current landlord
  • If you are a student we will require a guarantor. Please have your guarantor fill out the necessary forms provided by the Resident Manager of the building in which you wish to move in to. The guarantor must supply a letter of employment or bank statement.  New students also must provide a Letter of Acceptance from their institution. If you are from outside of Canada, please provide a copy of a valid student visa
  • If you not a student but are from outside Canada, please provide a copy of a valid work visa
  • All applicants will need to provide a copy of two documents of identification – one must include a photograph
  • You will need to provide a damage deposit. In Vancouver and Toronto, damage deposits are 50% of one month’s rent. In Calgary, damage deposits are one full month’s rent

Tenant Property Limitations

Due to increased costs in apartment renovations, we ask that all prospective tenants read and respect the following ‘no renovation/change policy’ in your suite:

  • Please hang all pictures with nails and hammer or picture hooks
  • No floor renovations to any area of your suite
  • No major bracket wall or ceiling systems requiring mechanical tools (power drills, power saws)

Frequently Asked Questions

1 )Are furnished suites available to rent?

Answer: We currently do not offer furnished suites. If you see pictures of other furnished suites on our site, they are simply just display suites!

2 )Are Hollyburn's buildings CRB certified?

Answer: Yes! All of our Toronto & Vancouver building's are a part of the Certified Rental Building Program. The program is a quality assurance and accreditation program that assists renters to identify well-managed buildings with responsible landlords that adhere to strict standards of quality, safety, and professionalism.

3 )Can I rent an apartment if I am a student?

Answer: Yes, if you have a guarantor who can supply a letter of employment or bank statement. New students must also provide a Letter of Acceptance from their institution. If you are from outside Canada, please provide a copy of a valid student visa.

4 )Can I upgrade my suite?

Answer: Absolutely. We aim to make your new home perfect for you. Simply talk to your resident manager about what you would like and we’ll do everything we can to meet your requests. The same goes for any other question or concern you may have – talk to your on-site manager and they’ll make sure you are well taken care of.

5 )Does Hollyburn have any pet friendly buildings in Vancouver?

Answer: Yes, Hollyburn Properties has 1 pet friendly building in the West End of Vancouver, The Breakers. For more information please visit the building page HERE

6 )Does Hollyburn have short term rentals?

Answer: Unfortunately our buildings do not offer short term rentals at this time. Depending on our vacancies we may be able to accommodate a minimum 6 month rental, otherwise all of our rentals are for a 1 year lease agreement.

7 )How do I know I am safe in a Hollyburn building?

Answer: All our properties have an on-site resident manager or a manager just a couple minutes away. 24-hour security services help provide extra safety and Hollyburn Properties rigorously enforces security measures at each building to ensure our resident’s safety.

8 )How much is the security deposit?

Answer: In Vancouver security deposits are 50% of one month’s rent, in Calgary, security deposits are one full month’s rent and in Ontario security deposits are the value of the last months rent.

9 )Is Hollyburn Properties a green company?

Answer: We’ve been leading the way with environmental initiatives for over 20 years. From energy efficient boilers to the latest green cleaning products, Energy Star appliances and Power Smart lights, we continuously strive to lower our carbon footprint.

10 )Is public transit easily available?

Answer: Yes. All our apartment buildings are within walking distance of public transit.

11 )Is there parking available?

Answer: Yes.

12 )What if I am not a student but from outside Canada?

Answer: Non-Canadians need to provide a copy of a valid work visa.

13 )What other documents do I need to sign a rental agreement?

Answer: Please obtain a letter of employment stating your salary and length of employment as well as a current bank statement. If you are self-employed or receiving a pension income, please provide an income statement. We also ask for your permission to obtain a reference from your current landlord. All applicants need to provide two pieces of identification, one of which includes a photograph.
